This position will function as a working group leader for Facilities Maintenance. The fully staffed team consist of three Technical Support Specialist and this Trades Associate role. Core support of Central Plant equipment (such as boilers, chillers, compressors, etc) is the main team focus. Preventative maintenance of various Facility assets (like air handlers, lift stations, exhaust fans, and HVAC) also plays a key role. While this equipment is mainly supported by the TSS positions oversight and mentoring by this Level 5 role will be required. Maximo has been replaced with FM360 for tracking of maintenance work orders in Facilities. This position will need to quickly learn and use this system and be responsible for completing assigned work orders in a timely manner. Managing sub-contractors that service various building equipment plays a major role in this position. This position must help balance team work and contractor support while serving as the Cummins contact for sub-contractors. This includes verification that services were performed adequate. Effective communication and team work (work with and support the team with a positive attitude) is the greatest personal strength that will attribute to success in this position.

Services, supports, and maintains HVAC equipment within the determined location. Assists more experienced employees to learn and develop skills in services, support and maintenance. Performs activities under minimal supervision.
Maintains safe work habits and actions in all aspects of the daily task; evaluates reactive work for safety issues, plans projects so that safety is key, and reviews preventative work for any unforeseen items that may present safety hurdles. Follows manufacturer’s recommended preventative HVAC maintenance schedules and startup procedures.
Diagnoses malfunctioning systems, apparatuses, and components using test equipment and hand tools to locate the cause of breakdown and correct the problem. Maintains, installs, and operates all equipment and systems related to all building energy systems including boilers, chillers, air compressors, cooling towers, and air handling units.
Reads and interprets mechanical, HVAC and pneumatic sketches, drawings, schematics, and blueprints. Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions. Discusses heating/cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.
Utilizes software to track, assign, and prioritize reactive, planned, preventative and predictive mechanical and HVAC maintenance work, and building management system.
Coordinates programs including planning, scheduling, ordering, and tracking.
Performs cross-functionally to make repairs within one’s capability.
Participates in self- and team-audits and associated corrective action.

Must have a Bachelor's degree in a relevant field or a two year degree from an ABET accredited college with two years' experience, or a DOL card in a relevant field.
Requires significant relevant work experience or specialized skills obtained through education, training or on-the-job experience.
